Aura College Park Construction Update: October 2012

A visit to the Aura at College Park construction site showed that construction has almost completed the 38th floor. It's hard to believe that they still have 50 storeys to go! Barbara Ann Scott

We wanted to do a special posting in honor of Barbara Ann Scott who passed over the weekend. This remarkable woman brought home the only gold medal to Canada for women's figure skating. Construction Photos of P1 Commercial Units at Aura Condos

Well it looks like the P1 level of Aura at College Park is coming along nicely! A quick visit to the P1 level left us extremely impressed. Not only are the individual retail spaces finished extremely well, but the developer has spared no expense on the corridors and lighting. It is refreshing to see that the P1 level is lit very well and will provide a nice atmosphere for shoppers.

Keep in mind that the Aura residential units will have direct access to these shops on the P1 level and there will also be direct access to the subway and eventually a connection to Toronto's underground PATH system.

College Park Condos on Bay Street

Aura at College Park will complete the College Park Condos series located on Bay Street. With the Bay Street corridor commanding some of the highest rental rates and resale values in the city, there is no doubt Aura at College Park will also contribute to the demand in this area upon completion. The current demand of the rental market could use the condo inventory that Aura will be sure to supply!

Aura Construction Update: White Siding Completes North West Side of Condo

 A stroll around the Aura Condo at College Park construction site showed the finishing touches of white siding being completed on both the north and west sides of the condo. This final touch adds a refreshing touch to this relatively "grey" corner. With the commercial component of Aura Condos consisting of the ground floor to the 4th floor, it appears as though the white siding will differentiate this component of the tower from the residential portion. Only time will tell as construction of this high rise is still well underway!

Aura at College Park is definitely sets the bar when it comes to location in Toronto. A lot of new condos, specifically pre construction condos are being sold now with no balconies or terraces. This seems to be a newer trend as before almost all condos were sold with some type of outdoor space.

Aura at College Park not only boasts generous balconies but there are may units that have huge enormous outdoor spaces. Some units have terraces that are over 1000 square feet. These type of outdoor spaces are hard to come by in Toronto condos. Aura Condos which will be 78 storeys offers outdoor spaces and terraces up to and inclusive of the 56th floor . Building a 78 Storey Condo can be hard work sometimes!

Who said building a 78 story condo was easy work? A visit to the Aura at College Park Condo construction site showed a few of the workers taking a break. Well deserved if you ask us!

Just when they thought they were done at 75 storeys, 3 more floors were added to the project making it 78 storeys! Regardless, hard hats off to the wonderful job this crew is doing. Keep it up!

Park at College Park

 As we know, green space is definitely a commodity in the City of Toronto. With so many condos going up, its hard to find outdoor space which is not only centrally located but esthetically pleasing.

Aura at College Park Construction Update: September 2012

A visit to Aura Condos at College Park showed that the outer shell of the 37th floor is now complete. With the executive floors starting on the 56th floor, the shell of the lower residences is close to being finished. Another unique aspect about the completion of this floor is that ceiling heights around these floors change from 8 feet to 9 feet. Closest Spa to Aura at College Park

With Aura Condo at College Park being the upcoming home for close to 2000 residents, we can guarantee that there will be a few spa goers amongst the crew! Located just steps away from College Park off Yonge Street, the Elmwood Spa is most definitely the closest spa to Aura. We have to admit that there is a few of us here at the Condo Chick's office who enjoy visiting the Elmwood from time time. With services ranging from facials to massages, there is definitely something for everyone.

If you are a spa goer and looking to buy in the College Park area, you don't have to worry as the Elmwood is only a hop, skip and jump from Aura Condos.

 A we know, Bed, Bath and Beyond, as well as Marshalls will be strong anchor tenants for Aura at College Park Condo.  Having such strong tenants, will completely revitalize the Yonge and Gerrard Corner. A visit to the Aura at College Park construction site revealed to us that the Bank of Montreal will also be a commercial tenant in the building. There is nothing more convenient then having a bank located on the ground floor of the condo. The Bank of Montreal helped cap mortgage rates for pre approvals when the project was initially selling. This alone shows that The Bank of Montreal is a natural fit for a commercial tenant at Aura at College Park.

Aura at College Park Construction Update: August 27, 2012

A visit to the Aura at College Park Condo construction site yesterday showed that the condo is still being built at a fast pace. With the executive units starting on the 56th floor, there is no doubt in our minds that the shell for the lower floors (5th-55th floors) will be completed by the end of the year. College Park Condos Market Update

Both 761 Bay Street and 763 Bay Street have known to have the highest resale values on the Bay Street Corridor. Located close to the university, hospitals, and the Eaton Center, it is no surprise that these condos along with Aura Condos which will complete the College Park Condos series, have the lowest vacancy rates in the City of Toronto. Even though the summer months always reflect a slow down in real estate transactions, College Park Condos is definitely the exception.  Here are a few units that have sold in both 761 and 763 Bay Street in the last month:

1. 1 bedroom with no parking or locker sold for just under $285 000
2. 1 bedroom unit with both parking and locker sold for just under $450 000
3. 1 bedroom plus den unit with both both and locker sold in the $530 000- $535 000 range

Retail Shops at Aura at College Park

Even though the residential units at Aura at College Park won't be ready for occupancy for some time, doesn't mean that the retail shops won't be. In fact, it looks at though occupancy for these units located on the P1 level of the condo will be ready for occupancy starting in the next few months.

With close to 100 of these owned retail units, it is expected that there will be a variety of tenants to compliment the above floor retail comprising of Bed, Bath and Beyond as well as Marshalls. Smaller merchants will have the opportunity of running a variety of businesses such as food options in the food court area as well as other business types of their choice. Like any commercial transactions, there will be restrictions implemented on what types of businesses can be run however, there will still be many options for owners and tenants of these shops.
