Another visit to the Aura at College Park construction site shows the building is going up quicker. With the remaining inventory being very little, it is assumed that assignments for Aura will be permitted to begin shortly.

Aura Condos: The Right Floor Plan
So you’ve made the decision to purchase a Aura condo in the pre construction stage. Now here comes the hardest, but also more important decision – choosing the right floor plan. It is important to choose a layout that will accommodate your personal needs but will also prove to be attractive to potential buyers in the future.
One of the most important features to look for when considering a floor plan is the location of the windows in the unit. It is always more attractive to have windows in all the bedrooms and is a proven fact that natural light increases the resale value of the unit. Corner units typically have twice the amount of natural light which an extremely attractive feature for future buyers but beware of oddly shaped corner units. Imagine the natural light that Aura purchasers from the higher floors are going to receive? With the executive units starting on the 56th floor, these condos will have tons of light accompanying their unobstructed views.
One aspect that is often overlooked when choosing your unit is the actual location of the unit within the floor plan. A unit within close proximity to the elevators can prove to be very frustrating as noise levels tend to be high. If possible, stay away from the garbage shoot! Many purchasers have been disappointed to learn that once they have moved into their condo they are constantly bothered by the sound of the garbage falling down the shoot. This has proven to be a larger problem for residents on lower floors especially when the garbage shoot runs behind their laundry room, which they typically do. This is not such a major concern with Aura purchasers as the builder has paid special attention to this issues.
When choosing your floor plan don’t forget to take into consideration the closet and storage space. Builders today are building taller condos however actual unit square footage is getting smaller. With smaller square footages, large closets and storage spaces come in handy, especially if owning a locker is not an option. The floor plans for Aura Condos has definitely used the space efficientely thus providing great use of storage space within in the unit.
Being able to make good use of your space is extremely important when choosing your floor plan. This leads me to my next tip on choosing a functional layout. Even though pie shaped units or units with sharp angled walls have a dramatic architectural effect, they are extremely difficult to furnish and create a lot of wasted space. Evenly shaped rooms, such as squares or rectangles do not present this problem as they make furniture placement a lot easier and makes the space more useable. We don't stthink that the purchaser of Aura's penthouse which will be on the 75th floor with over 11 000s/f of space will have to worry too much about storage space!

Aura College Park Construction Update: May 20, 2011
Another visit to the Aura condo construction site showed that construction is still moving at a high speed. It looks like it won't be long until they reach the gym and amenities area that will be located on the 4th floor of the building. This condo will definitely change the corner of Yonge and Gerrard. Once the retailers are settled in, this corner will have the same "buzz" at Bay and Bloor.

The Penthouse at Aura Condos
According to the Oxford Dictionary a penthouse is defined as “an apartment on the top floor of a tall building, typically luxuriously fitted and offering fine views.” This definition does not do justice to these glamorous residences that have developers competing for building the best of penthouse living. Attracting the wealthiest of the wealthy, builders scramble to create the ultimate luxury living to accommodate the high standards expected from a penthouse unit purchaser.
This however has not always been the case. In the past the “penthouse” of a building was considered only to be the dwelling located on the top floor of the building. These units were not necessarily considered to be high end living and were not significantly different from the other residential units in the building. The only exception was that they were the highest unit in the building.

Penthouse units are now considered to be high end luxury living units on a high level- but not necessarily the very top floor of the building. Aura College Park Construction Update: May 5th, 2011
With color selection well underway for the lower floors of Aura at College Park (5-55), construction is also well underway! A visit today at the site showed the construction team busy at work on all sides of the building. The underground retail shops on the P1 level are now shells and are not visible to the eye from Yonge Street. There is still a few shops left to purchase. The construction progress is now about 4 storeys up from the ground with concrete being poured on the lower storeys. Occupancy for the lower floors should be early next year.
